Choose the daily-life location first
Test the commute at the time you will actually travel, walk the area after dark and check flood exposure, construction, aircraft or nightlife noise. A cheaper home can be expensive in time if every journey requires a taxi. Confirm access to groceries, healthcare and the transport you will realistically use.
Inspect the unit, building and inventory
Run air conditioning, water pressure, hot water, appliances and internet options. Photograph existing marks and meter readings, confirm pest and mould signs, and ask about maintenance response. In a condominium, check building rules for pets, guests, deliveries, parking and move-in procedures.
Read the whole contract
Verify the landlord or authorised agent, exact unit, term, renewal, deposit, notice, repair duties and deductions. Identify whether electricity and water are billed at authority rates or a contractual rate. Never rely on a chat message to override a signed clause; require agreed changes in writing.
Pay traceably and protect the exit
Use a traceable payment route and obtain receipts. Do not send a large deposit solely on the strength of copied photos or an identity image. Before move-out, agree an inspection, record condition and meters, return access items and keep evidence until the deposit is reconciled.
